General Home Inspection

A home inspection is a non-invasive, visual examination of the accessible areas of a residential property (as delineated below), performed for a fee, which is designed to identify defects within specific systems and components defined by these Standards that are both observed and deemed material by the inspector.

Well Inspection

A private well inspection examines water pressure and flow and performance of pressure switches; the condition of accessible equipment and components; and the well head, including improper site drainage and clearances. The report will include the type of pump and storage equipment and the proximity of any known septic system.

Termite Inspection

A termite inspection is a visual inspection of the readily accessible areas of a home for evidence of wood-destroying insects. The inspector will visually inspect the entire interior of a home (including accessing and entering any sub-space such as basements and crawlspaces) and exterior of the property.

Pool Inspection

A residential pool and spa inspection is a non-invasive, visual examination of the accessible areas of a pool or spa, performed for a fee, which is designed to identify defects within specific systems and components defined by the Standards of Practice that are both observed and deemed material by the inspector.

Outbuilding Inspection

A structure(s) on a property that is not physically connected to the main structure of the house and is an unfinished accessory building.  Examples are, but not limited to, barns, boathouses, and detached garages.

Guesthouse Inspections

A structure on a property that is not physically connected to the main structure of the house that includes plumbing and electrical and is liveable.

Aerobic or Conventional Septic

The inspection will locate the proximity of any knowns water wells, underground water supply lines, bodies of water, etc.  The inspector will report deficiencies seepage or flow at the ground surface.  All functioning parts will be assessed to make sure they are working properly.  With the aerobic septic system, the discharge will be observed.

E-Coli / Coliform Water Test

If there is a private water well, sample of water can be lab tested to see E Coli and Coliform are present.

Sprinkler Irrigation System

The inspector will manually operate the system to check for damaged or missing components, absence of backflow, the performance of water emission devices among additional areas of inspection.

Stucco Inspection

A Visual Examination of the condition of the stucco system, exterior sealants, flashings, windows, doors, roof-to-stucco transitions, parapets, gutters, deck-to-building connections, stucco terminations and any penetrations through the stucco system.
